What are the Innsbruck Aspen Residences?

The Innsbruck Residences are a private residence club on Main Street in the heart of Aspen, Colorado. The Innsbruck has been designed as a member-owned club with an exclusive membership program. Seventeen, one- and two-bedroom beautifully decorated residences are offered for purchase on a deeded 1/12 interest. The Innsbruck ownership program was established to combine the benefits of second home ownership with the services and amenities of a first class hotel.

What are the advantages of ownership in a private residence club?

As an Owner at Innsbruck, you can enjoy all of the benefits of owning a beautifully appointed residence with impeccable service and amenities without worrying about maintenance and upkeep. Ownership at Innsbruck is a deeded real estate asset that can be resold or transferred.

Are the Innsbruck Aspen Residences a timeshare development?

No. Innsbruck is a private residence club, owned and enjoyed much like a private country club. Owners may use their residence any time they would like, subject to the Reservations Policies and Procedures.

Is ownership at Innsbruck Aspen Residences an interest in real estate?

Yes. Each Owner will own an undivided, deeded, fee simple interest in real estate.

Ownership is evidenced by a real estate deed, recorded in the county records and insured by a title insurance policy. The deeded 1/12 undivided interest can be financed, willed, placed in a trust or owned by a separate legal entity, such as a corporation.

Yes. Residence clubs are the fastest growing segment of the luxury vacation home industry. Affluent buyers at such premier destinations as Aspen, Vail, Telluride, Rancho Santa Fe, Scottsdale, Cabo San Lucas, and Deer Valley are fueling this trend.

How often may I use my ownership at Innsbruck Aspen Residences?

Owners and their family members and accompanied guests may stay as often as they wish, subject to the Reservations Policies and Procedures.

You can plan ahead and reserve up to 4 weeks of Planned Vacation per year, or decide on a last-minute respite. In addition to Planned Vacation nights, there are plentiful opportunities for Space-Available and Short Notice Space-Available nights, based on availability.

Do I get priority if I purchase earlier than someone else?

No. All Owners have equal access to all of the residences in their residence type each year.

Will Owners always stay in the same Innsbruck residence?

Not necessarily. To provide more availability and flexibility, Owners have equal access to the Innsbruck residences in their ownership type. For example, Owners of a two-bedroom residence will always be guaranteed usage of a two-bedroom residence. While floor plans may vary slightly, residences are similarly furnished and accessorized.

Owners may request a specific residence and this request will be granted whenever possible.

Can Owners leave their personal belongings at their Innsbruck residence?

Yes. We provide an on-site, secure area to store recreational equipment, clothing and personal items.

What happens if my schedule changes and I cannot make my Planned Vacation nights?

There are many options. You may send family or friends to enjoy your residence during your Planned Vacation. Or you may elect to rent your confirmed Planned Vacation through the Innsbruck management group, although there are no guarantees that you will earn rental income.

Can a corporation, partnership, or LLC purchase an ownership?

Yes.

How many ownership interests will be sold?

Each residence will have only twelve interests. Owners may purchase more than one share.

Do Owners have guest privileges?

Yes. Owners may invite guests on an accompanied or unaccompanied basis, subject to the Reservations Policies and Procedures.

Who controls the affairs of the Innsbruck Aspen Residences?

An owner-elected board of directors will control the affairs of the Innsbruck residences including the establishment of the annual operating budget.

What is provided for in the Annual Assessments?

The Annual Assessments cover maintenance, professional management and the operation of all facilities and amenities. The fees provide funds for staff salaries, supplies, interior and exterior maintenance, landscaping, window washing, trash removal, legal and accounting fees, fuel, utilities, insurance, cable TV, telephone service, internet service, and funds for replacement of furniture and finishes.

How is title conveyed to the Owner?

Each Owner will receive a deed, a fee simple title to a fraction of an Innsbruck residence and to an undivided interest in the Innsbruck common areas at closing. Owners will also receive an ALTA title insurance policy issued by a nationally recognized title insurance company.
